PinShot Golf is not another grant-funded charity endeavor to ‘grow the game’. This is a highly scalable venture with a significant number of operational and secondary revenue streams.
On-going operational revenues will come from: greens fees; memberships; food & beverage; daily tournaments; outings and charity events; competitive amateur and pro tournaments; junior camps, leagues; golf clinics and lessons; hole-in-one contests; scoring apps; club rentals; golf balls and other pro shop consumables; custom-fit golf clubs; product demos; fitting and repair services; logo merchandise; TV/website advertising; on-site billboard advertising; vendor partnerships; and streaming/broadcast rights.
The lighted golf course expands the number of hours in which the facility can generate revenues. Play doesn’t end at dark as it does on a traditional golf course; in fact, demand may increase during nighttime hours, especially on weekend nights. The expanded after-dark hours makes it easier for the facility to generate more rounds per year at nearly the same fixed costs.
The real estate development project will be the second major revenue stream. Acreage around the perimeter of each PinShot Golf course will allow for joint development or the sale of the land to a developer to bring another significant revenue stream. Well-designed, maintenance-free, multi-family condos or apartments offered as a sports-centric lifestyle will fit the facility story. These units will also bring paying golf course customers right to the property. Young professional people, city-loving families, and couples looking to downsize will be a perfect target for both the real estate project and the golf facility.
After a number of these new facilities are established across the country, PinShot Golf could generate additional revenues through concept licensing to existing golf courses. A golf course could designate 6 or 12 holes to take on the necessary infrastructure without affecting its normal play. Then players segue from the stand-alone 12-hole facilities to traditional length 18-hole facilities. Licensing to existing golf courses will further expand the cross-promotional opportunities as these new golf course sites are marketed.
